-->Unit D: About 350sf of space we sectioned off in the garage with the intent of creating an awesome shop any owner would be proud to have. We followed residential building code for the construction but designed it to be instantly removeable if we ever sold and the buyer didn't want it. Since we designed it that way, it is not considered a place to rent as an apartment.

What/who has rented:
A lady who did doggie day care and kenneling.
A lady who manufactured jewelry
A man who managed an electrical repair business.
A man who operated a welding and arborist business.
A lady who operated a computer finance company.

Other ideas have included a tailor or seamstress or alterations business. A caterer. A psychotherapy office. A crafter studio. An art studio and classroom. A ceramic studio and/or classroom. A carpentry shop. Storage for just about anything any other storage facility would store.

What is there:
A 6'x8' platform that has 2' high storage under it. (The underfloor storage = 96cf) The platform offers immediate access to the window that looks out on the "back 40." There are 2 steps up onto the platform/loft and a safety rail around it. It has wall on 3 &1/2 sides and electrical outlets above and under.
A fabulous breakroom area next to and below the loft with a full-size refrigerator/freezer, cabinets, farmhouse sink, microwave and small gas range.
There is a storage closet or extra storage space next to this shop/storage that is 7' 5" x 9' with a door on either side and a curtain rod the full 9' to one side. One door enters and exits the main shop space and one exits into the remaining garage space. There is no window, and the dropped ceiling means this window stays relatively cool year-round.
Alongside the closet and inside the garage is a ramp up to the main entry to the hall of the house with access to the library and laundry room.
That ramp also accesses the whole house huge hot water tank and a tiny foyer in front of the tank. Because of the hot water tank, the foyer has a decorative shield wall only on one side to mask the tank's presence and keep it accessible. That door also has a vent in it and is to be kept unlocked for PG&E to access any time. The foyer is about 4' x 4' and has a lockable door to the R entering the half bath with its Emergency Wash Station for the shop. It was build using an ordinary shower kit for a house but serves as an emergency wash station for chemical burns or solder burns or other crafting injuries. There is a large space outside the emergency wash station with shelves and a full-length mirror.
The bathroom has a window and a full cabinet vanity with mirror and mirrored medicine chest over the sink.
To the L of the foyer is a step down into the main room that leads to the break area and loft, etc. Full circle. A lockable door is available for that step up and across to bathroom foyer space.

The main room has an overhead ceiling fan and light.
The closet room has no window and has a lowered cooling ceiling so that inner "room" stays relatively cool all year long.
The bathroom is actually IN the main house so it has full air conditioning and heat but the main shop does not.
Other renters have used hurricane fan placed outside open bathroom door to blow the bathroom cool or heat into the main room of the shop, window air conditioners, portable heaters, portable air conditioners, and we have provided a swamp cooler and a few fans.
Any tenant who can pay for a year's rent in advance ($14,400) gets the deposit ($1350) waived. PLUS we will install a Mini split or other similar air and heat device immediately.

General details:
Month to Month rental: $1400/mo plus $1350 deposit
3 month lease: $1350/mo plus $1350 deposit
6 month lease: $1300/mo plus $1350 deposit
12 month lease: $1250/mo plus $1350 deposit
PREPAID 12-month lease $1200/mo, no deposit.
No pets, not a family dwelling. This is a single or 2-person partnership business rental: Not a living space. If you operate your business 24/7 and take power naps for 8 hrs overnight that is your business.
There is a CO2 detector, a fire extinguisher, and ample escape exits for you, your employees, and customers.
No more than 2 customers or employees on the property at any given time. No customer or employee sleeping allowed.

-->Units A, B, D and an entry to G all open into a free-standing Carport with a 2-room shed, designated Unit E and Suite W. The storage rooms rent for $120/mo each and are currently rented. There is also possible rental storage space in the remainder of the garage for $140/mo.
Unit C is a single room inside of A and is not actually a rentable space due to housing regulations which designate it as medical storage for the tenant in Unit A. That tenant has another bedroom designated for a live-in aide.

-->The live-in Aide bedroom will be available end of August. The live-in is for a single person. One bedroom and one bathroom (shared with daytime IHSS worker & any guests but essentially private) off the hall across from the IHSS clients SHRA tenant.
SHRA pays a portion of the rent to the owner for the tenant and the tenant's live in aid.
The live in aide and the tenant come to their own agreement per SHRA regulations. There is NO payment or income attached to the live-in position.
The live-in has the OPTION of working the equivalent of a portion of the rent which is deemed valued at $900/mo for a room, bath, all utilities, including Prime video, Prime Music, AT&T Internet, monitored RING security, access to the full kitchen and rest of the 2656sf house PLUS totally FREE laundry including FREE SOAP... You pay your own toiletries including toilet paper that (yes, will be used by a few others) but all cleaning supplies are provided (you are responsible to clean that bathroom and the laundry room and library plus keep the front porch welcoming to all.) You MAY choose to work 6-9am 5 days a week PLUS be on call PLUS work 25-35 hours as an IHSS worker for $17/hr and pay a portion of the rent to cover costs (to the landlord) of $350-$400/mo. Details to be determined depending on needs/wants of tenant and clients and workers and live-in aide. Current live-in aide is working weekends only and earning almost $23,000/yr so able to work another full-time job or part time or go to school or...

Other jobs: Full-time maintenance and yard care worker: Hourly wage $17-$25 for mowing, weeding, trimming, watering, paint & spackling, hanging pictures, rearranging storage, organizing spaces, moving furniture, minor repairs, clean-ups. TBD based on whether our organizations can remain fully funded. We desperately need the yard care at the very least. If you have a lawn care company, we have been paying $150/mo and providing equipment. We would prefer you provide your own equipment, and we pay you more. Negotiable according to your practices.
